Updated for 2026: The WA First Home Owner Grant is up to $10,000 for eligible new homes. From 7 May 2026, the metro cap is $800,000 (south of the 26th parallel). Separately, first home buyers pay $0 transfer duty on homes up to $600,000 (concession up to $800,000). Apply via wa.gov.au.

WA First Home Owner Grant — 2026

The First Home Owner Grant (FHOG) is a one-off Western Australian Government payment of up to $10,000 to help eligible first home buyers purchase or build a new home. There is no income or assets test.

Who Is Eligible?

  • First home buyer — you have not previously owned residential property in Australia
  • Buying or building a new home for use as your principal place of residence
  • Total transaction value within applicable cap (location and contract date)
  • At least one applicant is an Australian citizen or permanent resident (check current rules)
  • Apply within 12 months — late applications are not accepted

Regional Differences

The 26th parallel of south latitude divides WA for FHOG caps. Perth metropolitan areas are south of the parallel. Northern WA has a higher cap of $1,000,000.

How to Apply

Worked Examples

Example 1 — Perth new home: Sam buys a new house in Perth for $550,000 (contract from 7 May 2026). FHOG: $10,000. Transfer duty: $0 (under $600,000).

Example 2 — Concessional duty only: A new Perth home for $750,000 (contract from 7 May 2026) qualifies for the $10,000 FHOG. Transfer duty is assessed at $16.15 per $100 over $600,000 (not $0).

Example 3 — Above both caps: A new metro home for $820,000 exceeds the $800,000 FHOG cap and the $800,000 FHOR ceiling — no grant and standard transfer duty applies.

Example 4 — Established home: Taylor buys an established home for $480,000. No FHOG, but may pay $0 transfer duty under the first home owner rate.
